181 Fremont contains office space on the lower 33 floors, and residential units and amenities including a two-story open-air terrace on the upper 15 floors. The building has a direct connection to the rooftop park atop the adjacent Transbay Transit Center from the fifth floor. The structure uses a traditional steelwork core for stability in conjunction with the mega frame design and moment frame perimeter steelwork.
DBM Vircon was responsible for detailing 11,000 tons of steelwork for all aspects of the build, working with The Herrick Corporation. The scope included buckling-restrained bracings and dampers in the mega frame design due to the seismic conditions of the San Francisco area.
